There are many variances in the types of processes that take place when creating a design; however, the process can essentially be divided into these four categories: Retail Bid, Spec/Bid, Spec/Negotiate & Design/Build. Each of these processes has pros and cons to its implementation.

"Are competitive bids required?" If they are, your process will probably be some form of either Retail Bid or Spec/Bid. If competitive bids are not required, then your choices are expanded to include Spec/Negotiate and Design/Build.
